Terms & Conditions

1. Bookings, Prices & Payment

• There is a minimum stay of three nights.
• A 25% booking deposit is required at the time of booking to secure your dates.
• The remaining balance is due no later than 28 days before arrival.
• Bookings made within 28 days of arrival must be paid in full at the time of booking.
• All prices are shown in GBP and include VAT where applicable.

2. Optional Experiences & Enhancements

• Optional experiences and enhancements (including but not limited to horse facilities, guided rides, hot tubs, wellness experiences or curated additions) are subject to availability.
• All optional experiences and enhancements must be paid in full at the time of booking or when added to your reservation.
• Optional experiences and enhancements are non-refundable, unless cancelled by us.

3. Cancellations & Refunds

• Cancellations made more than 28 days before arrival will receive a refund of any payments made, minus the booking deposit.
• Cancellations made within 28 days of arrival are non-refundable.
• If we are able to re-let the accommodation for the same dates, we may, at our discretion, offer a partial refund.
• If we are forced to cancel your stay due to unforeseen circumstances, a full refund will be issued.

4. Arrival & Departure

• Hut check-in: from 2:00pm
• Hut check-out: by 11:00am

Where availability allows, guests are welcome to arrive earlier with their horses on the day of arrival and/or depart later on the day of departure, enabling riding on arrival day, departure day, or both.

Early horse arrival and late horse departure must be arranged in advance and are subject to availability of paddocks and facilities.
Access to the hut itself remains as stated above unless otherwise agreed.

5. Use of the Accommodation

• The huts are for holiday use only.
• Please respect the rural setting, neighbouring land and livestock.
• Smoking is not permitted inside the huts.
• Guests are responsible for any damage beyond normal wear and tear.

6. Horses & Equestrian Use

• Horses are welcomed by prior arrangement only.
• All horses must be healthy, appropriately vaccinated and free from infectious disease.
• Horses are brought and kept entirely at the owner’s risk.
• Owners are responsible for:
  • Daily care and welfare
  • Feeding, mucking out and paddock management
  • Any damage caused by their horse(s)
• We reserve the right to refuse entry to any horse that we believe may pose a risk to people, other horses, livestock or the property.

7. Health, Safety & Liability

• Guests stay at Huts & Horses at their own risk.
• The countryside carries inherent risks, including uneven ground, livestock and changing weather.
• We accept no liability for injury, illness, loss or damage during your stay.
• Children must be supervised at all times.

8. Pets

• We do not accept dogs or other pets.
• This policy is in place to protect horses, livestock and wildlife, and to ensure the comfort of all guests.

9. Force Majeure

We cannot be held responsible for cancellations, delays or changes caused by events beyond our control, including extreme weather, flooding, power outages or government restrictions.

10. Governing Law

These terms are governed by the laws of England and Wales.
